CP Group, a vertically integrated commercial real estate firm with an Atlanta portfolio spanning more than 8 million square feet, today announced that Live-K Karaoke has signed a 10,500-square-foot lease at The CTR (“The Center”), CP Group’s transformation of the former CNN Center in downtown Atlanta.
Live-K Atlanta is expected to open in the fall of 2027, bringing Live-K’s first Atlanta location to the former Dantanna’s space along Andrew Young International Boulevard, directly across from the Georgia World Congress Center and steps from Centennial Olympic Park. The highly popular karaoke chain currently operates locations at The Wharf in Washington, D.C. and National Harbor in Maryland, with an additional location set to open in Baltimore.

The announcement coincides with CP Group’s third phase of construction now underway at The CTR, which will expand the transformation of the 1.2 million-square-foot property’s growing collection of dining, arts, retail and entertainment offerings for office tenants, Atlantans and the millions of visitors drawn to Downtown Atlanta each year.

The CTR Transformation Expands Dining, Entertainment, and Office Amenities
Live-K joins a growing lineup of hospitality and entertainment offerings taking shape at The CTR. Mastro’s Ocean Club, the nationally recognized steak and seafood restaurant, is expected to open in November, joining CTR Food Works, the property’s 24,000-square-foot, eat-and-gather destination featuring 11 dining options and Georgia’s largest full-service bar. The Looking Glass, a new immersive social destination from AMP Up1 Hospitality, the team behind the award-winning Your 3rd Spot, is also slated to open in 2027.

While much of the property’s transformation has centered on bringing new dining, entertainment, and cultural experiences to Downtown Atlanta, the third phase of construction will also elevate the experience for future office tenants through a new suite of amenities including a state-of-the-art fitness center, conference center, and tenant lounge.
This investment comes as CP Group is currently fielding more than 500,000 square feet of prospective office interest. Nicole Goldsmith and Jeff Keppen of CBRE lead office leasing, with up to 317,000 square feet of contiguous space and average floor plates of 23,300 square feet.
The CTR also offers pop-up retail, studio and production space, and a flexible event venue designed for corporate functions, private events, and brand activations.
CP Group Continues Investment Across Atlanta Portfolio
The CTR is part of CP Group’s more than 8 million-square-foot Atlanta portfolio, which also includes Bank of America Plaza and Piedmont Center. Across the portfolio, the firm continues to invest in hospitality, dining, and experiential amenities designed to strengthen connections between its properties and surrounding communities.
At Bank of America Plaza, CP Group recently announced an additional $15 million investment and partnership with national hospitality operator Episcope Hospitality to introduce a new public restaurant and bar, gourmet market and café, and 37th-floor tenant club. The firm is also advancing a mixed-use master plan at the 2.2-million-square-foot Piedmont Center in Buckhead, including a new walkable retail and dining corridor along Piedmont Road.
